Self-Catering Cottages in Suffolk

Self-catering is how most people want to do Suffolk. You shop the farm shops, you cook the catch from the fish hut, you spread out, and you don't keep restaurant hours. Every property in our collection is set up for it properly.

Most rented kitchens are an afterthought. Ours are the opposite — sharp knives that actually cut, full-size ovens, dishwashers, decent pans, a real coffee setup. The difference shows on day three when you decide to host the whole family for Sunday lunch.

We stock welcome basics so you can arrive late and not need a shop: tea, coffee, milk, sugar, biscuits, a bottle of something local, dishwasher tabs, washing-up everything. Beds are made with proper linen.

Where to shop in Suffolk for self-catering

Friday Street Farm Shop (between Saxmundham and Aldeburgh) is the default everything-stop — bakery, butcher, deli, decent veg, good wine. Open 7 days.

The Aldeburgh fish huts on the beach sell what landed that morning. Cash or card, no fuss. Best for the first night.

Pump Street Bakery in Orford is a proper detour — the sourdough is worth the drive. They also run Pump Street Chocolate next door.

Adnams Cellar & Kitchen in Southwold has the local beer and a surprisingly good wine list. Pick up the Ghost Ship for the woodburner evenings.

What makes our self-catering different

Most holiday let kitchens have one frying pan, three mismatched mugs and a kettle that doesn't quite boil. We don't accept that. Every kitchen is checked against a hospitality standard — sharp knives, full oven, full dishwasher cycle, decent crockery for 8.

We also stock the things you only notice when they're missing: olive oil, salt, pepper, basic spices, foil, cling film, dishwasher tabs, washing-up liquid and dish cloths.

If something is missing or broken during your stay, the local team is round within hours, not days.

Best self-catering villages in Suffolk

Walberswick — a kitchen that opens onto the marsh, dogs welcome, two pubs in walking distance for the nights you can't be bothered to cook.

Orford — Pump Street Bakery, Butley Orford Oysterage, and the quay 5 minutes' walk away. The most underrated coastal village.

Framlingham — proper market town, castle on the doorstep, monthly farmers' market, great butcher.

Bedfield / Dennington — deep countryside, dark skies, big houses for groups, two of the best pubs in Suffolk (The Bell, The Queen's Head).

Frequently asked

Questions guests ask us

What does 'self-catering' actually include?

Everything you'd have at home and then some — full kitchen, hospitality-grade linen and towels, all utilities, fast wifi, welcome basics. You do the cooking; we do the rest.

Is there a welcome hamper?

Yes — tea, coffee, milk, biscuits, a bottle of local beer or wine, plus all the kitchen consumables. Some longer stays get an upgraded welcome.

Are dishwashers and washing machines standard?

Yes in almost every property. The handful without are clearly flagged in the listing.

Can you arrange a private chef?

Yes — we work with a small list of local chefs who'll come and cook in the cottage. Best for big celebrations.

What about milk and bread on arrival?

Welcome basics include milk. For a bigger shop, we recommend a click-and-collect to Saxmundham Tesco or a stop at Friday Street Farm Shop on the drive in.

Do you have a minimum stay?

Three nights minimum off-peak, seven nights in school holidays. Two-night midweek breaks sometimes possible November to March.
