Co-hosting means different things to different owners. Some want the guest messages gone. Some want everything gone. We will happily take the parts you dislike and leave the parts you enjoy, as long as the guest experience stays consistent.
Where most owners draw the line
The three jobs owners hand over first are guest communication, pricing and changeovers. Communication because it never sleeps, pricing because it needs daily attention to be worth anything, and changeovers because a missed one costs you a review that follows the listing for years.
Once those three are gone, most owners hand over maintenance too, and at that point it is simply full management.
Co-host or full management
A co-host arrangement suits owners who live locally, enjoy the hosting side and want operational support. Full management suits owners who live elsewhere or treat the property purely as an investment.
The commission differs accordingly. We will recommend the one that leaves you better off rather than the one that pays us more, and we are happy to move between them as your circumstances change.
What we will not do
We will not co-host a property to a standard we would not put our own name on. If the listing needs work, the linen is thin or the property is not safe for guests, we will say so up front and help you fix it rather than quietly letting the reviews slide.

What does an Airbnb co-host actually do?
At minimum, guest messaging and calendar management. In practice most co-hosts also handle pricing, cleaning coordination and problem-solving during stays. We do all of it, and can add maintenance and reporting.
How much does a co-host cost?
Less than full management, because you retain some of the work. The exact figure depends on which parts you keep. We quote it plainly, with no setup fee.
Can I start as a co-host and move to full management?
Yes, and many owners do exactly that after their first busy season.
Do you co-host outside Suffolk?
We work across Suffolk and the wider East Anglia. Local presence is the whole point, so we will not take on a property we cannot physically reach quickly.
